How to know the old air conditioner is finished

If the system uses R-22 refrigerant, which has been phased out, a leak repair gets harder to justify. The second clue is the repair history: a capacitor one summer, a fan motor the next, a refrigerant leak after that.
The third clue is the house. Rooms that never cool, a unit that runs all afternoon without finishing the job, and electric bills that climb while your habits stay the same all point to a system giving out. If the problem is severe and likely to return, a replacement can make more sense than another repair. How we size and place a new system for the house
Sizing starts in your house, not in a catalog. A technician visits for an in-home consultation and looks at the home's size, insulation, windows, ductwork and how the rooms are used. Oversized equipment cools quickly and shuts off before it has pulled moisture out of the air, which leaves a clammy house. Undersized equipment runs all day and still loses. The unit is matched to the load, and the recommendation follows your budget and your home setup.
Placement matters as much as size. The outdoor condenser needs a level pad, clearance around it for airflow and a spot away from bedroom windows. The indoor coil has to match the condenser and the furnace or air handler, and the refrigerant lines, condensate drain and electrical disconnect are set up to suit. What the first season with new equipment should look like
A new system should be quiet, steady and even. Expect it to cool at a measured pace, with the outdoor fan running long, gentle cycles instead of short bursts, and the registers in the far rooms delivering air like the near ones. Some sweating on the refrigerant line and water at the condensate drain on a humid day is normal.
Keep the outdoor unit clear of grass clippings, leaves and stored items, keep the filter changed, and watch the first few weeks for anything unusual: ice on the lines, a drain that drips indoors, or a room that lags.
