Commercial HVAC retrofit and special projects in Springdale, Northwest Arkansas

When a system no longer fits the building it serves, replacing everything is not the only answer. Anderson Air inspects what you have and upgrades the parts that are failing or mismatched.

Chapter 01

When a building outgrows the system it was built with

Buildings change more than their systems do. A shop becomes an office, a storage room becomes a server closet, a dining room gets a new kitchen line, and ductwork sized for the original layout is now serving something it was never meant to. Even the best commercial system has a working life, commonly put at 15 to 25 years, and performance starts to slip well before the equipment stops. The slide is gradual enough that many owners only notice it on the utility bill.

The signs are consistent. Rooms that will not hold temperature, repair calls more than a couple of times over a few months, and energy bills that climb without a change in how the building is used all point the same way. A retrofit is the middle path between patching and replacing everything. Newer components go into the parts of the system that are failing or mismatched, and the sound parts stay, so you spend on what the building actually needs.

How we plan a retrofit around a building in use

We begin by sending licensed specialists to inspect your current system on site. They look at what the equipment is doing today and what the building now asks of it, then decide which parts need to be upgraded, which need repair and which can stay. From that inspection we plan the retrofit, aiming at a high-efficiency system when the project is finished. Because the design rests on measured conditions, it can be shaped around a deadline and a budget.

Timing matters as much as design. Retrofits like this are usually carried out in spring or fall, when the building asks the least of its heating and cooling, though the condition of your components decides the final schedule. On the day, the Anderson Air technician arrives with the equipment the job calls for, and we plan the sequence with you so the occupied parts of the building are affected as little as possible. Questions are welcome at any point, since you know the building better than we do.

Chapter 03

How to judge a retrofit after the first year

Give the system a full year before you judge it, because a year tests both seasons. Compare energy bills against the same months of the year before, allowing for differences in weather, and count how many service calls you made. A retrofit that worked should show steadier temperatures from room to room and fewer surprises, even if comfort is the most obvious change to the people inside.

Keep a record of what was changed, including the components installed and the settings we left. That record makes later maintenance faster and helps the next property manager understand the building. When the year is up we welcome your feedback, and any room that still does not perform is worth reporting to Anderson Air right away, while the project is fresh and the work is easy to trace.

Signs you need Commercial HVAC Retrofit & Special Projects

  • Lapses in performance

A system past 15 years old starts to slip. Frequent breakdowns leave the building too hot or too cold, and the longer that goes on, the more it disrupts your day.

  • High energy bills

When the equipment is not working as it should, the monthly bill climbs. An upgrade can bring that cost down.

  • Repairs every few months

If you are calling a technician more than a couple of times over a few months, it is time to consider an upgrade instead of another repair.

Questions about Commercial HVAC Retrofit & Special Projects

A replacement swaps out the whole system. A retrofit upgrades the parts that are worn or no longer suited to the building, such as controls, motors, coils or sections of ductwork, and keeps what is still sound. It costs the building less disruption when the base equipment is in decent shape, and the on-site inspection tells us which route fits.

Spring and fall are usually best, since the building needs the least heating and cooling then. The final timing depends on the state of your components, and we will tell you what we recommend when you call to schedule.

Usually the work can be planned around occupied areas, and we discuss the sequence with you first. Some steps, such as shutting a unit down to swap a component, need short interruptions, and you will know when they are coming.
